The Estate

East Beach Walk (EBW) Selsey is a private estate located on the south coast of England, nine miles south of Chichester, West Sussex. Our Estate was completed by Barratt Homes in 2018; it comprises 110 homes of which 66 are freehold and 44 are housing association/ affordable homes.

Although a private estate, East Beach Walk is not gated. Under the local planning agreement, parts of the estate are open to the general public who can exercise dogs on designated areas. Vehicular traffic is restricted to residents, their visitors and trades people on legitimate business.

Roads, paths, surface water drainage, streetlighting, signage, play area/equipment and maintenance of open spaces is the responsibility of the East Beach Walk Management Company Ltd (the Management Company); this work is funded by the residents via an annual service charge. The local council is only responsible for refuse collection.

Estate information

Our Estate has various rules based on a legal document known as the TP1. This document contains numerous covenants (regulations) which stipulate the conditions relating to the transfer and ownership of properties.

Any alterations to properties, e.g., extensions, conservatories, solar panels etc. require the approval of the Management Company.

Residents may only carry on a trade, business or profession from your home on the estate within the terms of the TP1 document.

As a courtesy to residents, residents are requested to park on their own driveways; visitor spaces are available for temporary parking. For safety reasons, please do not park on the kerbs, grass verges, or opposite driveways. Parking on the grass verges incurs additional costs for residents, e.g., repairing the damage and installing bollards etc. Other Estate rules include a 10 mph speed limit and no horse riding.

Note that quad-bikes and e-scooters are illegal on UK highways, not just the Estate.

The open areas of our estate are for the enjoyment of all residents. These open areas are regularly maintained by a gardening contractor. Regular maintenance and landscape management includes grass cutting, hedge trimming, weedkilling, litter picking, ditch clearance and tree aftercare. 

Furthermore, due to our Estate’s proximity to the RSPB Nature Reserve at Pagham Harbour, the Company has to ensure the provision of open space land including a Suitable Alternative Natural Green Space (SANGS) on the estate. Our Estate has a number of distinct conservation areas, each providing a variety of habitats that combine and connect to form a natural greenspace. These areas include: the boundary hedgerow; a community orchard*; open grass areas; a wild flower meadow; numerous trees (over 120); drainage ditches; urban mini-forest** and a drainage basin (see also the ‘open spaces’ section of this website). Note: there is no public access into the basin area without good reason.

On-going wildlife surveys have been carried out on the EBW estate since 2019; the records from these surveys include over 30 species of birds, 20 species of butterflies and 7 species of bees. A botanical survey was carried out in 2021; this identified over 40 species of wildflowers around the estate.

* The community orchard was planted in December 2024. It was funded by HM Government’s (Defra) Coronation Living Heritage Fund, part of Chichester District Council’s Tree District Scheme.

The open spaces on our estate are for the benefit of residents and for everyone to enjoy. Please be considerate to others by taking litter home and removing play equipment when not in use, e.g., goal posts. Certain games and activities, e.g., driving golf balls can be hazardous to people and property, so these games must not be played around the estate.

Dogs must be always under close control and owners must clean up after their dog. The perimeter path is a designated dog walking route. Dogs must be kept away from residential properties and would normally be expected to be on a lead unless they instantly respond to the owner’s call. The large open area to the southeast of the Estate is an area where dogs can be exercised off the lead. Owners must still pick up and exercise close control.

One feature of the estate is known as “the basin”: this forms part of the estate’s Sustainable Drainage System (SuDS). Rainwater from the estate is directed into the basin, collected in a soakaway, and then into the local area’s drainage system. This is a natural approach to managing drainage around properties by slowing and holding back the water that runs off from the estate. The estate also has a ditch on two of its boundaries, also forming part of the local area’s drainage system.

Safety notice: Both the basin and ditches can contain deep water after heavy rain – children should be supervised in these areas at all times.

The Management Company

The East Beach Walk Management Company Limited was formed by Barratts in April 2016 as a private company (10122170), limited by guarantee. It was formed to own and manage those parts of the Estate which do not form part of a freehold property, such as the open spaces, playpark, roads and footpaths and the surface water drainage system. Property freeholders are members of the Company. In February 2020, the Company was transferred to a new Board of Directors formed by volunteers from the estate; Barratts have no further involvement with the Estate. The Directors, together with professional advisors from the Managing Agent, make decisions about the running of the estate on residents’ behalf. A newsletter is produced periodically by the Directors to let residents know what is happening on the estate, future plans etc.

The Managing Agents

Much of the day-to-day work of running our estate is carried out by a Managing Agent, a company employed by the Board of Directors to look after the Estate’s administration and accounts. The Managing Agent also ensures that the Management Company has everything that is needed to remain compliant with the legal requirements of Companies House.
