The 2026/27 annual service charge invoice has just been issued by Oyster.
There is a small increase for the new financial period; this has been driven by increases to running costs, e.g., gardening, repairs and maintenance. This is the first service charge increase in two years and is less than the prevailing consumer price index (CPI). Many parts of the estate are approaching 10 years old, e.g., the roads and streetlights, so we can expect increases to repairs and maintenance. Part of the service charge is used to build up the reserve fund which will be needed at some point in the future for major repairs, e.g., road surfaces.
The estate’s annual service charge forms part of the TP1 transfer document.
